		<description><![CDATA[The state government arranged for loans from financial institutions to the various housing cooperatives.  The cooperative was given the incentive of Floor Space Index (FSI) up to the consumed floor area or to which ever is higher, and part of the surplus tenements could be sold in the market.  Simultaneously, the existing occupants of reconstructed buildings were also offered the facility of cooperative ownership on long-term hire purchase, with a rebate on the original construction cost.  Pending this, they were encouraged to maintain the services themselves.  Thus<em class='bbc'><strong class='bbc'> <a href='http://www.abadbuilders.com/' class='bbc_url' title='' rel='nofollow'> Apartments in Kerala </a> </strong></em>saw much development.<br />

This system has multi-benefits, apart from putting the housing and slum problem in Kerala and in particular in the country in general on their correct path of development, such as heavy generation of ample extra funds for cross-subsidizing housing for the economically weaker sections of the society, setting the price line, fulfilling the social audit of executors and the housing bodies’ books of accounts by a team of auditors helped to maintain a sense of order.  <br />

One nominee of the Accountant General, one from the clients’ office and one from the public, a cost accountant, and further members were added according to the proliferation in work and related activities.  A Bureau such as the Bureau of Industrial Costs and Prices did the real pricing of the building materials.  Proper estimation of the actual cost of the building materials consistent with their quality and quantity helped to save the costly, scarce materials like cement, steel, timber, forest produces and also for generating employment for the unskilled and the needy and also for upgrading their skills<br />

Such a policy helped to diversify the basic Mother Industry in the rural area and thus to arrest the exodus of the rural folk to the cities in search of work and above all, to contain the rampant generation of black money with impunity.   Thus controlling the well-known ills, evils and corruption prevailing in this much maligned trade and business, which are fast eroding our moral integrity, social values – a disaster of worst order, could be controlled.]]></description>

		<title>Owner With 60 Duplexes And Fourplexes Seeks Refinance</title>

		<description><![CDATA[Howdy .. I am a broker in Austin specializing in duplex and fourplex transactions. I've got a client that owns 60 duplexes and fourplexes (many are on the same streets but some are not), and he is seeking a $7M refinance of his entire portfolio.<br />
<br />
This transaction goes outside the box of what most lenders look at, so I am hoping someone out there knows either of a lender who has done a loan like this, or of an owner with a similar situation (owning many properties but not necessarily contiguous like a single apartment complex).<br />
<br />
Any advice is appreciated; all we're finding are 7% bank loans with strict LTV and seasoning requirements.<br />
