After this you may accept written offers to work with, or consider.
Considering offers to buy your house:
When considering offers to buy your house, remember it’s not just the dollar amount of each offer that is important. There are many different issues that you will want to consider and evaluate when making your decision. Following are some things to consider about each offer:
Price of the offer.
If it is not a cash offer, the terms of the financing, length, terms.
If it is a cash offer, amount offered now, verses an amount paid later.
How long is the option period (investors will usually request one for inspections).
Experience, trustworthiness of investor making the offer. See our responsibility.
Being in a "franchise", or a specific company, should not by itself be the deciding factor.
Who is paying what closing costs, title policy, etc, all negotiable factors.
How fast can my house be sold?
If you're able to get investors out viewing the property right away, you ought to be able to get offers within a few days.
Typically a house will take 2-4 weeks to close, but in rush situations it is possible to get a lot of that done faster. If your house can be sold within one week, that would exceptionally fast and is sometimes necessary especially if a house needs a stop foreclosure. Don't count on having that much time though, it will be different with every investor, or company and a week is not the norm.
If you need a cash buyer for your house, many investors within our network are able to buy houses for all cash. All cash purchases can be simple, fast and straight forward. They usually require fairly thorough inspections, title research, title policy, appraisals and survey. Investors are also looking to purchase houses at a considerable discount when they are purchased for all cash.
Another possibility to consider which will usually get you higher priced offers to buy your house, is whether you will take all or a portion of your payment at a later time (such as 6 - 18 months). You will usually find more investor buyers available if you consider other options than just selling your house for all cash, in the long run you may get more money. However many sellers are motivated by various time constraints and need to sell their house quickly and only for cash. Either way, we may have a buyer for you.

Things you'll want to know about selling your home.
Disclosure laws in Texas require all home sellers to disclose specific details about their house prior to accepting a contract, otherwise the buyer has a right to terminate that contract within 7 days of them receiving the disclosure information. You'll want to ask your investor buyer for 3 page Sellers Disclosure form and fill it in to the best of your knowledge.
There's no point in not disclosing everything you know about the house on the disclosure form, because that form is to protect you, not the buyer. Once you've disclosed something in writing, you don't have to worry about a buyer coming back and saying, "you didn't tell me..." canceling the contract, or worse. So protect yourself by using the required Sellers Disclosure.
An option period is usually requested by buyers in Texas. This is the time period during which buyers will have their inspectors and or contractors look at a property. Investors often need more time for an option period than your average buyer, because after the inspector looks over the property they'll also need their contractors to make estimates. Sometimes these contractors will also need access to view the property, so they can put together their estimates of the work needing to be done for their investors.

Houses with many of the following problems must usually be sold to cash investors, because conventional lenders will not likely lend on a property with these conditions. Some of the conditions we're commonly aware of in houses we purchase are, houses with the following problems:
Foundation:
Foundation problems, caused by settling, shifting, poor slab, or moving piers. Many local houses have this problem and so our investors frequently buy, repair and restore, foundation damaged homes. In the long term, foundation problems can seriously deteriorate a house's condition overall and rapidly reduce it's value.
The shifting foundation will usually cause movement and cracking in the exterior brick work, or siding and is often readily visible on the walls of the homes interior.
Flooding:
Flooding is of course another common issue locally, with a lot of houses getting flooded during the biggest rains, or hurricanes. The sooner a house like this receives treatment, the better it's chances of a full rehabilitation. A house that has flooded will be more susceptible to toxic mold and wood destroying insects. This usually requires stripping of all drywall, paneling and paper products from the lower portion, or entire house. A process our rehabbers are keenly familiar with and able to do.
Termites:
Termite infestations, carpenter ants and wood destroying insects in general. Many houses are susceptible to and become infested with wood destroying insects, often this is the result of water source, or leakage creating a wet area in the house. Our investor buyers are ready to buy and rehab these termite properties.
Burn outs:
Fire and smoke cause major damage to a house, even if it's not a total burn out. A house that has had even a small fire on the interior will have serious smoke damage that can be virtually impossible to remove from the home.
Investors frequently purchase smoke damaged and fire damaged homes, whether there complete tear downs for just lot value, or whether they can actually be repaired and rebuilt.
Only if you don’t receive an offer:
In some cases you may not receive an offer, this could be due to the following reasons. The location of your house being outside the range of currently active investors within our network. Your initial asking price being too high to interest any investors in even making offers, or even the debt ratio on the home being too high to it's perceived value.
Your options then might be, to resubmit your property with a lower asking price, or to verify that you submitted correct information the first time, including proper contact details. If there are no investors who would like to offer on your property, then you may need to consider putting your house up on the retail market. Though you will have costs associated with that such as commission, in some cases this can be a viable alternative. Selling your house to investors is not for everyone.

The investors who receive your information to make offers on your house work independently from this site. You may receive offers from any number of investors, but they do not necessarily work with one another, or are specifically known to this company. You will probably not know much about the investors who make offers to you, so it is up to you to ask questions and verify any information you receive.
Your responsibility to choose an investor/buyer.
The investors just make offers on your property, you should not feel pressured to take any particular investors offer. We also do not make recommendations, nor verifications for any particular investor. It is up to you the seller, whose offer you receive and who you decide to work with, or sign a contract with. Only you can decide what kind of offer is right for you, but try to leave yourself enough time to keep your options open.
